What Is A DSCR Loan?

DSCR stands for Debt Service Coverage Ratio.

In simple terms, a DSCR loan helps evaluate whether a property’s estimated rental income is sufficient to support the proposed monthly housing payment.

Instead of focusing primarily on the borrower’s personal income, many DSCR programs focus more heavily on:

A 1.00 DSCR Generally Means The Property’s Rental Income Roughly Matches The Proposed Monthly Payment.

For example:

➡️ $3,000 Rental Income

➡️ $3,000 Property Payment

That would generally result in a DSCR of approximately 1.00.

If the ratio falls below 1.00, it may indicate the property operates with negative cash flow based on the projected rental analysis.

If the ratio is above 1.00, it generally reflects positive cash flow coverage, meaning the property’s projected rental income exceeds the proposed monthly payment.

This is why factors such as location, rental demand, comparable rental properties, property condition, unit size, and market rents can all influence the property’s overall DSCR profile.
