We understand the importance of making homeownership affordable and accessible.

One way we achieve this is through our innovative 2/1 temporary buydown program. This program provides immediate financial relief, allowing buyers to lower their mortgage payments for the first two years. This immediate relief makes it easier to manage your budget and reassures you about your financial situation. (see video #1) ➡️ 

Here's how it works: Money is placed into an escrow account at closing, and these funds are used to subsidize your mortgage payments during the buydown period. In the first year, the interest rate is reduced by 2%, meaning your payments are significantly lower. In the second year, the rate is reduced by 1%, still offering substantial savings. By the third year, your interest rate returns to the standard rate, but the initial savings have given you a financial cushion to settle into homeownership. (see video #2) ➡️ 

We also offer 3/2/1 and 1/1 buydowns, providing additional flexibility to meet our clients' diverse needs. These structures empower you to make the initial years of homeownership more affordable and allow you to refinance if mortgage rates drop, ensuring long-term financial stability and savings. Fun fact!

Did you know that if you refinance to a lower rate in the future or decide to sell your home before your temporary buydown period ends, you won’t lose the remaining funds? Instead, those funds will be applied directly to your outstanding balance, reducing your payoff balance.
