August 20, 2026: Tennessee State Fair

What's New

The Tennessee State Fair and Wilson County Fair share the Lebanon fairgrounds for a late-August schedule of exhibits, competitions, food, rides, agriculture, and entertainment. Daily programs and admission details vary.

Tennessee State Fair is running through August 22, 2026.

Why This Matters Locally

The fair is a countywide activity within reach of Benders Ferry residents, even though the venue is in Lebanon rather than inside Benders Ferry.

Tennessee State Fair adds a specific cultural, family, service, or community-gathering option to the calendar available to Benders Ferry residents.

What to Watch

Before making plans, check the current Tennessee State Fair calendar page for the remaining daily schedule, tickets, parking, traffic, weather, and any closing-day change from the fair organizer, and watch its next official notice for any change.

The calendar does not establish that every attraction operates every day, guarantee parking, or place the event inside Benders Ferry.

August 13, 2026: Benders Ferry Sewer Capacity Is Tied to the Highway 70 Widening Trigger

What's New

The City of Mt. Juliet has published an ordinance focused on the Benders Ferry Service Area that links future sewer-capacity expansion to the start of State Route 70 widening construction. The ordinance says the City will not fund, authorize, or begin construction of the Benders Ferry Regional Pump Station and its associated force main until the Tennessee Department of Transportation has formally commenced on-site construction to widen State Route 70 to at least four travel lanes as far as West Elementary School.

The City’s stated finding is that the existing sewer infrastructure in the service area does not have enough available capacity for additional new development beyond what has already been approved. The ordinance is a timing and infrastructure-coordination measure: it does not itself decide whether a particular property, development request, or existing home may receive service.

Why This Matters Locally

For Benders Ferry residents, buyers, landowners, and anyone evaluating a future project, this is a practical due-diligence issue rather than a general traffic headline. A proposed subdivision or other new development may have separate zoning, engineering, utility, access, and approval requirements. The published ordinance indicates that additional sewer-capacity expansion in this service area is being coordinated with the Highway 70 improvement trigger, so an application’s status should not be treated as proof that final utility capacity or connection is available.

Existing service for a particular address is not determined by this update. Service history, parcel location, utility provider records, capacity, easements, and project conditions can differ. Before making a purchase, building, or financing decision, confirm the exact address and proposal with the appropriate City and utility contacts, and review the public record rather than relying on a community-wide assumption.

What To Watch

Watch for a formal TDOT notice to proceed and on-site commencement of the Highway 70 widening work described in the ordinance, as well as any later City action on funding, construction, or utility capacity for the regional pump station and force main. Readers can also use the Wilson County open-house page and Wilson County housing-insights page as starting points for broader local research, while verifying parcel-specific facts independently.

Benders Ferry Community and Housing Updates

August 1, 2026: Benders Ferry Housing-Market Research Starting Point

What Changed

Realtor.com maintains a community-specific housing and rental lookup page for Benders Ferry. The page is the current source route for available for-sale, rental, pricing, and market-timing fields. Some small-area fields may be blank when the sample is limited.

Why This Matters Locally

This gives local readers a repeatable place to begin checking listing-side conditions without borrowing statistics from a different community. It is a starting point for research, not a valuation of any individual property.

What to Watch

The current Realtor.com property-record page for Benders Ferry Road shows street-level records and available listings rather than a separate Benders Ferry community-market series. Use it only as a starting point for the exact Mount Juliet address, then confirm current MLS status, condition, utilities, school assignment, access, and comparable sales that match the property. Do not substitute Wilson County-wide pricing or marketing-time figures for this area.

Where Benders Ferry is in Wilson County and how the community functions

Benders Ferry is a locally recognized Wilson County community and road corridor north of Interstate 40 near Mount Juliet and Old Hickory Lake. Homes, farms, wooded land, lake-oriented roads, churches, and suburban growth define it more than a town center. The name follows a corridor and service area rather than an incorporated boundary.

The history that shaped Benders Ferry

The Benders Ferry name reflects an earlier river-crossing landscape before bridges, dams, and modern roads changed movement around the Cumberland. Old Hickory Lake and Mount Juliet growth later reshaped land use. Sewer, road, and capacity planning are important current issues because development pressure reaches a corridor originally built for rural and lake-country travel.

Places that define the community

Benders Ferry Road, local churches, neighborhoods, and lake routes are the actual community anchors. Old Hickory Lake offers recreation through designated Corps, marina, or park access. The Wilson County Fairgrounds in Lebanon host the Tennessee State Fair and county fair; that is a major county outing, but it is not inside Benders Ferry and should never be labeled as such.

Recreation and everyday community life

Boating, fishing, paddling, lake parks, private neighborhood amenities, and nearby Mount Juliet recreation provide options. Water access, ramps, parking, lake levels, and shoreline rules must be checked. A home near the lake does not automatically include a dock or public route, and narrow roads can limit safe walking or cycling.

Shopping, dining, services, and work

Most groceries, restaurants, medical services, and retail connect to Mount Juliet, Lebanon Road, Providence, or Lebanon. Benders Ferry itself has a dispersed service pattern. Road construction and utility capacity can affect development timing, while fair or lake traffic changes regional routes. Announced sewer or business plans should be separated from completed service.

What a resident or relocating household should verify

Check county or Mount Juliet jurisdiction, school assignment, utility and sewer capacity, well or septic records, Corps or shoreline boundary, flood information, road projects, and commute. Review dock permits and association rights. Benders Ferry's lake-corridor identity is specific, but access and infrastructure must be proven for the parcel.

Should I Buy a House Now or Wait? Overview

+

The Million Dollar Question Series, Should I Buy a House Now or Wait? series is one of the flagship educational resources within the Middle Tennessee Home Buying Resource Center, created to help buyers confidently navigate one of the most important financial decisions they will ever make. Rather than relying on headlines, social media opinions, or market speculation, this educational series explains the housing market using data, historical trends, and practical mortgage strategies to help buyers make informed decisions aligned with their individual goals and financial situation.

One of the biggest questions facing homebuyers today is whether they should purchase a home now or wait for mortgage rates to decline, home prices to fall, or additional inventory to become available. While there is no universal answer, making a confident decision begins with understanding the economic forces that influence affordability, home values, buyer competition, financing opportunities, and long-term wealth creation. This series provides the context buyers need to evaluate today's market using facts instead of emotion.

The Million Dollar Question Series breaks these complex housing and mortgage topics into clear, easy-to-understand educational guides designed for first-time homebuyers, move-up buyers, relocating families, military buyers, veterans, self-employed borrowers, investors, and anyone considering purchasing a home throughout Middle Tennessee, including Nashville, Franklin, Brentwood, Murfreesboro, Hendersonville, Gallatin, Mt. Juliet, Clarksville, Dickson, and surrounding communities.

Throughout This Educational Series, Buyers Will Learn

➡️ Why the national housing shortage and limited inventory continue to influence home prices.

➡️ Why home prices often continue rising even when mortgage interest rates increase.

➡️ What previous housing cycles teach us about buying during changing markets.

➡️ What typically happens when mortgage rates begin falling and why lower rates often increase buyer demand and competition.

➡️ Why waiting for the "perfect" market can sometimes reduce affordability by increasing competition, driving prices higher, or creating multiple-offer situations.

➡️ Why today's buyers still have opportunities to negotiate seller concessions, permanent interest rate buydowns, closing cost assistance, builder incentives, and financing strategies that were not widely available during highly competitive markets.

➡️ Why today's housing market is fundamentally different from the housing crash of 2008, including the differences in lending guidelines, homeowner equity, inventory levels, underwriting standards, and foreclosure rates.

In Addition to Understanding Market Trends, This Series Explores Questions Buyers Commonly Ask Before Purchasing a Home

➡️ Is now a good time to buy a house?

➡️ Should I wait for mortgage rates to drop?

➡️ Will home prices fall?

➡️ Are houses overpriced?

➡️ Is buying better than renting?

➡️ How much home can I afford?

➡️ What monthly mortgage payment fits my budget?

➡️ How much money do I need for a down payment?

➡️ Can I buy with less than 20% down?

➡️ What first-time homebuyer programs are available?

➡️ What down payment assistance programs exist?

➡️ How do permanent interest rate buydowns work?

➡️ What loan options are available for self-employed buyers?

➡️ What financing programs are available for veterans and military families?

➡️ How do I buy a new home before selling my current home?

➡️ What happens after I get pre-approved?

Rather than encouraging buyers to rush into a purchase or delay based solely on market predictions, this series focuses on education, financial strategy, and helping buyers understand how current housing market conditions relate to their own goals, budget, timeline, and long-term financial future.

Every article in the Million Dollar Question Series is designed to simplify complicated housing, mortgage, and affordability topics into practical, consumer-friendly guidance that helps buyers reduce uncertainty, avoid common misconceptions, and make confident decisions throughout the home-buying journey. By combining historical housing data, market analysis, mortgage education, and real-world buying strategies, each article equips buyers with the knowledge to make decisions based on facts rather than fear.

Whether you are relocating to Middle Tennessee, purchasing your first home, upgrading to a larger home, investing in real estate, or simply trying to determine whether now is the right time to buy, the Should I Buy a House Now or Wait? series provides trusted educational resources designed to help you understand today's housing market, evaluate your options with confidence, and make informed financial decisions before taking your next step.
